Hello Everyone 

I am in desperate need of help, guidance, advice, solutions please.
My daughter is Autistic, Hypermobility in joints and has ADHD, she is 10 years, she already has a Blue Badge for car.
We have recently bought a new house, and the driveway is in dire need to be revamped, it's all broken, along with the lot's roof is leaking, hence why the water is seeping through the walls in entire house.
I am overwhelmed because we asked the builder for loft to be done properly, he has coated 30,000.
We don't have a shed, we want to get garden extension which is another, 35,000 quoted and the quote for driveway is 6,000.
Our council is Redbridge in London, please help me, how can things work out, this group is my last hope, please help.

    If you've only recently bought the house didn't you have a survey before buying?
    The only thing that comes to mind is a disabled Facilities Grant. (DFG) For this you can contact your local Authority but a needs assessment will need to be done for your daughter before anything else and you can refer her for this from your Local Authority.     I have no idea if leaks to your roof are covered with this but it may not be. Not sure what you mean by "garden extension" so can't advise with that.  https://www.gov.uk/disabled-facilities-grants

    @YJ2023 I am puzzled by your post.  Is the house a new build or is it new to you?

    If it's new build then there should be a Ten Year Building Warranty on it.  Get on to the builders and possibly get legal advice.

    If the house is not new build then did you not know about these faults on the house before you bought it?

    What is the garden extension for?  Could you not just get a small shed if you need some storage space?

    You must have known about the state of the driveway before you bought the house.

    Is it possible to increase your mortgage to have the roof repaired?  The roof repair needs to be your priority as the house will soon become uninhabitable if the walls are seeping with water.

    What sort of survey did you get before purchasing the house?  If you paid for a full building inspection then you should have been told about the roof needing repairs.   If you weren't told then you may be able to claim against the survey firm.

    However if you only paid for the basic survey or just relied on the mortgage company's survey then you won't be able to claim against them. 

    A basic survey isn't really worth the paper it's written on.  All they do is actually confirm that "yes there is a property at that address and it has 4 walls and a roof."  Very often it's a "drive by survey" and they don't even get out of the car.

    If it's not newly built, then did you not have a full structural survey done before you bought it?  If you did pay for the full survey then you should have been told about the roof problems. 

    With the cheaper surveys you don't really get much information.  Quite often they don't actually inspect the property.  Just view it quickly from the outside to confirm that there is actually a property at that address and it has a roof and 4 walls!  

    Would it be possible to increase your mortgage to pay for the roof repair?  You should probably prioritise this before the house becomes unfit to live in and the damage becomes much worse. 

    Is the garden extension essential?  A small shed would be much cheaper if you just need extra storage space. 

    Would it be possible to do a cheap DIY job on the driveway with gravel until you can afford to do it properly?
