Hi, my name is DROBINSON55! VAT relief for an extension, anyone had experience with this?

I don't know whether anyone can help?. My stepson & l are both disabled, we have had to move from a two story property to a bungalow due to health and mobility issues. we don't have a sitting room at the moment but are about to obtain planning permission to extend off the kitchen. We have tried all avenues including GOV.UK but cannot find specific information as to what we can get zero VAT relief on as part of the build.     Sorry, sitting rooms are not included in the VAT exemption for building work. That is only for things like ramps, doorways, lifts and washing/toilet facilities.

    VAT relief on certain building work if you have a disability - GOV.UK

    Building work that is not VAT-free

    VAT-free building work for disabled people is limited to the work listed. Any other work you’re having done, even if it’s being done because of your disability, cannot be done VAT-free. Work that is not eligible for relief includes:

    • the construction of a downstairs bedroom or adaptation of an existing room to form a bedroom
    • the installation or upgrade of a domestic heating system, for example, boilers and radiators
    • replacement windows
    • the refitting of a kitchen
    • the extension or adaptation of the property to provide a conservatory, carer’s room, office or living room

    Hi There thanks for the information, as i said my stepson and myself are both disabled. We had to move from a two story property to the bungalow which really is not big enough, the architect has drawn turning circles in the kitchen that needs renovating plus a lowered surface for me as a prep area as i do all the cooking. We are having to put a new room on at the end of the kitchen because the conservatory has to be demolished due to it not been properly bonded to the bungalow. there will be turning circles in the new room and the existing doorway and wall to the kitchen will be removed to make it open plan. the new room will have patio style windows with ramps to outside. My son Mark has a terminal condition so it is progressive. I hope the extra information is helpful.

    I am sorry to hear about your situation, however the regulations clearly state that an extension for a sitting room or refitting a kitchen is not covered by VAT relief for disabled people.

    You may be able to claim VAT relief on some parts of the work, such as the ramps for example, but not the main building.

    Thanks so much for your help, l think l am going to take your advice and phone HMRC directly, l don't want to get this wrong.
