RENT -AST Agreement - help in finding a good template

Hi, I need urgently help with private rent and signing a new AST contract. I am looking for a PDF file or free template that is valid in England. I have looked at websites like Crisis, Shelter and Citizens advice none have printable contracts. I made arrangement with a private landlord rather than agency. She has very little experience with contracts and suggested WH Smith Agreement Pack. She is open to suggestions of a different version. I need something that is simple and favourable to the tenent. Does Scope have any samples or temples that I can copy. Thanks
