My mum is going to leave me her house in her will what will happen to my esa will I still be able to get it and qualify the property will then be in my name i will be the landlord and owner I will not be buying or renting out any other property as I enquired about before.

If you intend renting the house you inherit that will generate you an income so you may lose your esa

A landlord rents property to tenants. I don't think that's the word you meant.
If you own and live in one house, it is not counted as capital for benefits purposes.

The only ESA that exists now is New Style ESA. As a Contributions Based benefit the only thing that would impact the payments is income from a pension.
