Try contacting Shelter on their emergency helpline.

Hi Jane. I hope you're ok.

It's Shelter's excellent legal team who will help you rather than the emergency helpline (this isn't clear on the website).

Make contact through their website where you'll be assessed for Legal Aid. You cleared the arrears which leaves Ground 11 to be challenged. This is very urgent and Shelter will make representations for a late response (more than 14 days since the Notice was served).

From what I've read, you should not be evicted because of your vulnerability unless those late payments have adversely affected your landlord's mortgage. If he runs a property empire, that's unlikely.

Then they can carry it and you should be ok. Good luck.

Sorry to hear you couldn't get through @Jane315STARX. Have you had any luck today? Fingers crossed you can speak to them at some point.

@Rosie_Scope no ive had a very stressful day.I realised that the formal complaint I sent yesterday hasn't actually sent because I haven't got any confirmation or acknowledgement. There doesn't seem to be any way to send an email.of complaint to them and I feel to broken to explain to a call handler because they are not at head office based and this is a serious breach of housing protocols.Yesterday the community mental health team called me and asked ME for the email address. They didnt know it either. They were supposed to call me today ( they didnt).A child so ial worker referred me to the urgent M A S H team for a call today ( they didnt call).so I give up.I dont think I'll be here next week

Have you tried Shelter?? Get initial advice through their Webchat service and let them help you.

I doubt there's any breach of housing protocol and a legal defence is the only way to stop this but you need to act quickly. It's free. Complaints will have to wait.

@Jane315STARX, I'm so sorry you are going through this. What's happened with your UC? Why are they so behind and have they sent you any letters to say they are paying the underpayment to you or your landlord?

Hi @Jane315STARX. I'm so sorry you're going through all of this. Are you able to contact the child social worker? Maybe they can push MASH to call you today.

I've also sent you an email, so please be on the lookout for it.

AI Overview No, Shelter's webchat service is not always busy, but it faces exceptionally high demand which frequently makes it appear unavailable or difficult to access. Because Shelter deals with thousands of people facing immediate housing crises every day, their live chat advisors are often operating at absolute maximum capacity.

Shelter England +3 Why the Webchat Frequently Seems Unavailable

    • Strict Eligibility Filtering:
    • The public webchat is heavily triaged. In England, the webchat button is often hidden or disabled unless you meet specific criteria, meaning you must be
    • currently homeless, having nowhere to stay tonight, at risk of harm/abuse, or losing your home within 2 months]
    • Capped Queues: To manage the workload, the system automatically shuts down or removes the "Chat" button from the Shelter Get Help Page when the waiting queue reaches its maximum threshold. This leads users to believe the system is broken when it is actually just completely full.

    Best Strategy to Get Through

    • Connect Early: Shelter explicitly advises that both their webchat and phone services are at their absolute quietest between 8:00 AM and 9:00 AM Monday to Friday. Trying right when they open gives you the highest chance of securing an available advisor.
