Unable to claim UC as have assets

Hi again you wonderful people. 

I receive Contribution based ESA and Pip.
As I have money invested from inheritance from my father's passing, which is invested and have a property I rent out, which I don't make any money from.
I have 2 children aged 3 and 5, who hopefully will hopefully go to college plus cost money.
I believe I can't claim UC. 
I'm a bit lost here; am I expected to spend all my savings until it's all gone?

Tia for your help here. 

My father left us, I'm one of 3, so we wouldn't struggle and would have a comfortable retirement.

    Savings/capital of more than £16,000 means no entitlement to any means tested benefits.
    Once your savings/capital drops below £16,000 there maybe some entitlement to UC or the ESA income Related top up if you’re claiming the old a contributions based ESA.
    However as you have a property that you don’t live in if there’s capital in this of more than £16,000 then this will prevent any entitlement to means tested benefits. There are some exemptions to this depending on who you rent it to.
