Advice wanted please if possible

I have a friend who is 77 I have known for over 16 years she is disabled but gets very little support and is isolated she lives alone in a big house eight bed quiet rural and needs to downsize as she wants to be near me she has asked me to help her sell it and find a more suitable home I have no experience with selling or buying property but want to help as there is no one else and she has been through quite a bit of bother the last ten years including recently getting her heating oil stolen leaving her freezing for five days with nothing she has chronic mobility issues amongst over health issues so moving is going to be a nightmare any suggestions of how we can get support and help please local authorities are useless and she has very limited resources and I’m stuck

    Your friend needs to use an estate agent to sell the house.

    The fees will be taken once the sale is complete.

    yes I know to use estate agents she wants me to sort it all out and she just signs I don’t want her getting ripped off ect and my anxiety is triggered because after all these years she is like family it’s a big responsibility to be honest but she has no one else

    Have a look at some of the well known house selling sites (don't think we're allowed to link them on here) and do a search for similar houses in the area.

    You'll probably see one or two agents coming up regularly for that type of property in that area.

    Contact at least two agents and ask for a property valuation. Also ask how much they take as fees. (They will need to visit the property).

    Choose the one that you prefer, ideally offering the best value and the lowest fees, but also needs to be one you trust as well.

    They will need certain documents such as deeds for the property, and nowadays they'll often need an energy performance certificate, but the agent should explain all of that to you.
