What benefits are you claiming right now as I think it will change the answer. I know for UC the answer but think income esa may be different.

For all means tested benefits the house you live in is not classed as capital. If you're claiming help with any rent at the moment then of course this will stop because you'll no longer be renting.If you're thinking of buying a house with cash and you currently have more than £16,000 in savings, in all your banks and savings at home then it means you're disregarded from claiming all means tested benefits like housing benefit, Income Related ESA/JSA, Income Support. UC and council tax reduction.If you're currently living in your home that you own and you sell this, it can be disregarded for 26 weeks (sometimes longer) if you plan on buying another home.0
