I've just been served a section 21 and 48 :(

Hello all,

I've been served a Section 21 and 48, after living in the same home for 9 years.

The landlord has decided to sell the property and I must move out in 2 months.

My head is all over the place as i'm disabled, live alone and have don't have anyone to turn to. I don't have big savings and I cannot work due to my disabilities. I don't have a family or a guarantor for a new home and I know i'm going to end up homeless.

I've spent 6 days looking at private rental properties, but the moment I say i'm disabled and not working, the attitude changes and I seem to be dismissed and they do not respond back.

If someone on here has been through anything similar, please will you tell me what I should do and where I can get help.

Thank you

Hey @Jack121 I'm so sorry to hear that rubbish news. Have you spoken to anyone at Shelter? They'd be the best people to speak to for housing information and are always top notch. But hopefully some of the community will be able to suggest some other options. Fingers crossed something can done for you quickly.

Hey Albus, thank you for the advice. I've just sent Shelter an email explaining my situation and what I should do next. Hopefully they will get to me soon. The thought of being homeless terrifies me. Thanks again for the advice, it is appreciated.

    Hi,

Have you applied to your local council or Housing Association?

Hello. After reading the Shelter website, I've registered to do a Triage Assessment with my local council but i'm having issues with logging into their system, so I will wait until tomorrow to contact them. Thank for for commenting though, it is appreciated.

That's so nice of you Albus, thank you. Maybe I will update the situation weekly on here and let people know how bad things are going to get. I need to prepare for the worst.

I hope all is going well with you

    hi Jack,

I was in the same situation in Jan this year. I panicked & was stressed & overwhelmed. I contacted my council who informed me that I don't need to leave on the specified section 21 date & to stay put I also got legal advise which was pretty much the same & my rights as a tenant. I stayed for 6 months however in that time I registered with my local housing & contacted my MP OK maybe bombarded him with the situation. I could not just sit & cross my fingers & hope for a god outcome I had to be proactive as well as looking privately which was rediculous as the bidding for rentals was beyond the worth of a rental. After 4 months of bidding on the housing register I was accepted for council housing I was offered a property which I am currently living in. Yes this was extremely quick for me & it's on a case by case situation. However you do have rights so do not panic, register for social housing & bid also email your MP for support.

So Sorry about your situation @Jack121

It's good you have already contacted Shelter and started the registration process with your local council.

It might also be helpful to collate evidence about your disability e.g. Summary Medical record from your GP (as this will list your health conditions, repeat medications), any letters that are relevant to the type of housing you need or demonstrate a 'vulnerability'. The council will likely ask you for these things (and it can influence whether you are offered any accommodation if/when you have to leave your home).

It might also be worth looking up whether there are any homeless services in your local area and finding out what help they can offer.

Hey India, thank you for your message.

I asked the local council for me to be put on the Social Housing register, but unfortunately as i've not live here for 10 years, they can't add me, even though that they know I am disabled.

There homeless department have told me to wait for a final court order and then they might put me in homeless temporary accommodation. I can only imagine the worse.

    Morning Jack,

10 years us a long time as in most boroughs it's 6 years.

However they have a duty of care to provide especially to the most vulnerable. They will always tell you to stay out & wait for that court order then they will step in to help. Also whilst you are waiting contact your local MP explain your current situation & that you are extremely worried & scared & the council will not gel with registering you fir social housing because if the 19 year time line. Can they help you in any way by possibly them getting in contact with the housing director in your borough. There are always options but most important tell them you have a disability & if you have to be placed in a hostel or shelter how that would impact you.

Hi, I've only recently contacted my local MP, but got an out of office, back on 26/08

I've also emailed my local councillor too.

Did you have to do an assessment? if so, what was it like and did it help?

My nerves won't stand not knowing what is going to happen to my belongings and where I will sleep the first night of being homeless.
