LCWRA and moving from a HMO to another.

Hey guys! So I’ve recently been awarded LCWRA and yet to have my first payment but am currently in a hellhole of a HMO. I have been searching around for a new place to live but will probably be another HMO, I have 2 questions if anyone could maybe help me.


I REALLY struggle to leave the house, but a move is needed because I’m being bullied here, my question is because LCWRA know I struggle to leave the house won’t a house move (change of circumstances)trigger something to stop my LCWRA?


and my 2nd question is, I’m only just learning now about some sort of housing element? Is this to help to pay private rented accommodations because that’s honestly all I need, been stuck in hmos my whole life.

    First question, moving would absolutely not negatively impact your LCWRA status

    Second question yes, you can apply through Universal Credit for help with your rent costs via Housing Element

    Hi,

    Moving house won't trigger a change of circumstances or another work assessment.

    The Housing Element of UC can be used to pay private rent. However there is a limit to the amount you're allowed which is known as the Local Housing Allowance (LHA).

    It is different across the country so you will have to check your own area here -

    Search for Local Housing Allowance rates by postcode or local authority : DirectGov - LHA Rates (voa.gov.uk)

    If you are under 35 you will only be entitled to the shared accommodation rate. If you are under 35 but also in receipt of PIP daily living then you will be entitled to the one bedroom rate. And if you are over 35 then you are entitled to the one bedroom rate.

    If you rent somewhere that costs less than the LHA, you will not get the 'extra' as cash, it only covers the rent amount. If you rent somewhere that costs more than the LHA then you will have to top that up from your other benefits.

    However, while the Housing Element will allow you to rent privately from the financial perspective, it is very difficult for anyone on benefits to find a private landlord who will accept benefits tenants now. I'm not trying to put you off, just please don't expect to get the first place you see.

    Also be aware that you will have higher bills and also council to pay if you rent a whole property to yourself. You may be eligible for Council Tax Reduction because of your low income. That is applied for through the council, it is not part of UC.
