I'm new here and really need some advice

Hi,

I have three children my eldest is 5 and has epilepsy, autism and a genetic condition.

I'm not sure if anyone on here has had a disabled facilities grant. We had one a couple of years ago and my son's OT wants him to now have a wetroom so another dfg. The council have apparently put a charge on the house for 10 years so I assume this now means two charges? Does anyone know if these will effect me getting a new deal with my lender or my mortgage in anyway?

    Hi Brightside19, I had a bit of a similar situation when I had my cottage. I had a decent homes grant from council c 8500 in 2010. The contract i signed was agreement (plus Charge at Land Registry) that if I sold the property it was then repayable with an amount on top of c 5% of the profit. If I never left/sold it wouldn't get repaid whilst i lived their. I made enquiries to remortgage but couldn't but the amount of the Charge was calculated by my mortgage company so added on to my outstanding mortgage to calculate what my loan to value was so that they could work out repayments. It's likely that your new Grant will be a second Charge. Its worth checking your contract too from Council and you can register on the Land Registry to view the record of the Charge.

    I was rehomed in a HA bungalow because of health 2 yrs ago. I had to sell and just sold for enough to repay the outstanding mortgage the Charge and legal fees.

    Thank you. The terms say it's repayable if we move within 10 years. When I looked at the land registry there is no charge on there so I'm very confused. I don't know much about mortgages but I assume I could just stay with my current lender I assume that means any land charges wouldn't matter? I'm so confused.
